01
Inspection and Moisture Scan
We walk the roof with a moisture meter and infrared camera to find saturated insulation and hidden deck rot. If more than 25 percent of the roof is wet, coating will trap moisture and fail, so we tell you straight. You get a written scope and a fixed price before we start. The inspection takes 45 to 90 minutes depending on roof size.
02
Surface Prep and Repairs
We pressure-wash the entire surface at 3,000 to 4,000 PSI to remove dirt, chalk, and loose granules. Then we cut out blisters, replace rusted fasteners, and seal flashing leaks at curbs, vents, and chimney flashings with polyurethane sealant. Ponding areas get a tapered insulation build-up so water drains. Prep usually takes one full day.
03
Seam Reinforcement
Every seam, penetration, and transition gets a strip of polyester fabric embedded in base coat. This is the step that separates a coating that lasts 15 years from one that peels in three. We use 4-inch and 6-inch fabric widths depending on the detail, and we saturate each strip fully before moving on. This takes half a day on a typical 5,000 square foot roof.
04
Coating Application
We apply the base coat at 1.5 to 2 gallons per square with a roller or spray rig, then the top coat after the base cures. Silicone coatings cure in 24 hours; acrylic coatings need 48 to 72 hours of dry weather above 50 degrees. We check wet film thickness with a gauge every 1,000 square feet to confirm we are hitting 20 mils dry.
05
Final Inspection and Warranty
We walk the roof with you, show you the finished membrane, and hand over the manufacturer warranty paperwork. You get a maintenance schedule: inspect each spring, clear gutter clogs and leaf debris, and recoat the high-traffic areas every 5 to 7 years. We come back at year 10 for a free check before the warranty window closes.
